Heather Ahrens is the director of national accounts for Four Springs Capital Markets, where she is responsible for relationship management with the firm’s broker dealer partners. Heather previously served in various sales and management roles with Spencer Trask Ventures, a private equity firm focused on early stage technology investments. Heather holds a Bachelor of Science degree from Bryant University.
Managing Director, Director of National Accounts
Preet Kaur serves as a manager of operations and investor relations at Four Springs Capital Markets. Her responsibilities include managing all DST syndications under Four Springs TEN31 Xchange and issuance of new securities. In addition, Preet handles shareholder services and manages books and records for the REIT with the company’s transfer agent, American Stock Transfer. Preet holds a Masters in Business Administration from Monmouth University.
Operations Manager
Joseph Marinelli acts as controller of Four Springs Capital Markets. He is responsible for maintaining the books and records as well as the maintenance of cash receipts, cash disbursements, accounts receivable, accounts payable, and payroll functions. He reviews all closing proceeds statements and prepares commissions schedules for distribution to the various wholesale broker dealer participants. He possesses more than 37 years of managerial accounting experience with a FINRA Series 7 license and a Bachelor of Science degree with a major in accounting from Brooklyn College.

Chris Neary serves as senior vice president of sales for the Eastern United States for Four Springs Capital Trust and Four Springs TEN31 Xchange. Since joining Four Springs Capital in 2011, he has served in pivotal roles of capital introduction and education for all of the firm’s sponsored programs. Chris holds a Bachelor of Science in Finance from Bentley University. He also holds his Series 7 and 63 licenses.
Senior Vice President of Sales – Eastern Region
Joshua McKinley serves as Senior Vice President of Sales for the Western United States for Four Springs Capital Markets and Four Springs TEN31 Xchange. Josh has been in financial services for over 20 years, including 8 years specializing in non-traded real estate, DSTs and 1031 exchanges with AEI Capital. Josh holds his Series 7, 66 and 31 licenses and has a BA in Business from St. John’s University.
Senior Vice President of Sales – Western Region
Justin Tietema serves as Senior Vice President of Sales for the Central region for Four Springs Capital Markets, representing Four Springs TEN31 Xchange programs. Justin is an experienced financial services professional, specializing in non-traded real estate, DSTs and 1031 exchanges while with AEI Capital. Justin holds a series 7 license and has a BS in Marketing from Minnesota State University – Mankato.
Senior Vice President of Sales – Central Region
Ryan Locilento serves as Vice President of Sales and Regional Consultant in Florida for Four Springs Capital Markets and Four Springs TEN31 Xchange. Ryan brings over 15 years of financial services experience and has served in various capacities in sales and management organizations over his tenure in the industry. During those 20 years he has successfully raised over $2.5B of assets from institutions and investors. His last 9 years has been spent specializing in alternative assets such as non-traded real estate, business development companies, private equity, and other private offerings. Previous employers include Morgan Stanley, Merrill Lynch, Lincoln Financial, and FS Investments. Ryan holds his Series 7, 66, and Series 24 General Securities Principal licenses and has a B.S. in Finance from Stockton University.
Vice President, Regional Consultant
Prior to joining Four Springs Capital Markets, James spent three years with Third Seven Capital the managing broker dealer for Four Springs Capital. Previously, he spent twelve years with the Credit Suisse Private Bank’s Fixed Income Group. During his career at the bank he held multiple sales/trading roles, was a fixed income credit specialist, and helped manage an almost $30 billion cash management business. He left the bank as a Director and holds both his Series 7 & 63. He is also a licensed NJ Real Estate Agent. James obtained his Bachelors of Science in Management from Tulane University’s AB Freeman School and his MBA from NYU’s Stern School of Business with a focus on International Finance and Economics.

Michael Davey serves as the CRM Manager for Four Springs Capital Markets. Since joining Four Springs Capital in 2016, he has been responsible for managing the company’s capital raising efforts in Salesforce and executing its digital marketing campaigns. Michael holds a Bachelor of Arts in Communications and a Business Minor from Penn State University.

Kenneth Dioguardi serves as CRM Manager for Four Springs Capital Markets. After spending some time as an intern, Kenneth joined the Four Springs Capital team full time in 2018. His responsibilities include using Salesforce and marketing to analyze data to drive sales growth for capital raising efforts. Kenneth holds a Bachelor of Arts in Economics from Rutgers University.
CRM Manager
Emily Case serves as Operations Associate for Four Springs Capital Markets. Her responsibilities include client document review, facilitate fund offerings from inception to close, instruct wire transfers and liaison for broker-dealer/QI support. Emily first joined the Four Springs Capital Markets team as an intern and transitioned to a full time position in 2022. Emily holds a Bachelor of Science degree in Secondary Education from Penn State University.
